The property consists of a nearly flat, riparian creek bottomland, alkali flats, wetlands, and eroded escarpments. Willow communities on the banks of the North Cottonwood Creek dominate the Property. A complex mosaic of small palustrine and riverine wetland types covered nearly 95% of the Property. Small segments of the Property are dominated by mountain big sagebrush and fourwing saltbush.
