Through our Conservation Buyer Program we match conservation-worthy properties currently on the market with buyers who are interested in enjoying a spectacular property while helping to protect its conservation values. Conservation buyers typically donate conservation easements to the Land Trust within a year of their purchase. In this circumstance, buyers may become eligible for significant tax benefits, which can help offset the acquisition cost by 20% or more.

The Land Trust has a unique and intimate knowledge of the area, and has valuable relationships with long-time residents. We use these assets to help buyers find their dream property, and sellers who have cared for their land and hope it remains in its relatively natural state. Although we play matchmaker by finding good stewards for important properties, we are not realtors; our interest is solidly rooted in protecting land. As such, we accept no fees or commissions for our work.

Land Trusts that work throughout the Northern Rockies have collaborated to publish an inventory of available conservation properties at www.northernrockyranches.com. The site lists properties for sale that some land trust in the region would like to help a buyer protect. It also lists properties for sale that have already been protected. Please visit www.northernrockyranches.com to view available conservation properties in the area.
